What happened

Landlord applied for an order to terminate the tenancy and evict Tenants due to persistent late payment of rent. The Landlord served a valid N8 Notice of Eviction on May 20, 2021, and the Tenants were late paying rent 15 months out of the 22-month period.

The ruling

The Tenants shall pay the lawful rent to the Landlord in full and on time for the period October 1, 2021 through September 1, 2022. The Tenants shall also pay the Landlord $186.00 for the cost of filing the application. If the Tenants fail to make any payments, the Landlord may apply for an order terminating the tenancy and evicting the Tenants. If the Tenants do not pay the full amount owing by September 30, 2021, they will start to owe interest at 2.00% annually on the outstanding balance.
