What happened

Landlords applied to terminate the tenancy and evict the Tenant due to non-payment of rent and persistent late payment of rent. The Tenant had not paid the full rent from June 2020 to July 2021, and the Landlords served a Notice of Termination effective October 23, 2020. The Tenant was also persistently late in paying rent over the previous 12 months.

The ruling

The Tenant is ordered to pay the remaining $371.01 in arrears by September 16, 2021. If the Tenant fails to make this payment, the Landlord may apply for an order terminating the tenancy and evicting the Tenant. The Tenant is also ordered to pay the rent in full and on time for the period from September 2021 to August 2022. If the Tenant fails to make any of these payments, the Landlord may apply for an order terminating the tenancy and evicting the Tenant.
