What happened
Landlord applied to terminate the tenancy and evict the Tenant due to the Tenant committing an illegal act of arson, seriously impairing the safety of others, and wilfully causing undue damage to the rental unit.
The ruling
The tenancy is terminated, and the Tenant must vacate the rental unit by December 19, 2022. The Tenant must pay the Landlord $25,000 for the reasonable costs of repairing the damage and replacing the damaged property, as well as $186 for the cost of filing the application. If the Tenant does not pay the full amount by December 19, 2022, they will start to owe interest at 4% annually on the outstanding balance.
