What happened
Landlord applied for an order requiring Tenant to pay the rent that the Tenant owes. The Tenant vacated the rental unit on July 31, 2020 and did not pay the total rent the Tenant was required to pay for the period from March 1, 2020 to July 31, 2020.
The ruling
The tenancy is terminated as of July 31, 2020, the date the Tenant gave vacant possession of the rental unit to the Landlord. The Tenant shall pay the Landlord $2,288.77, which represents the amount of rent owing up to July 31, 2020, less the last month's rent deposit and interest on the last month's rent deposit. The Tenant shall also pay the Landlord $201.00 for the cost of filing the application. If the Tenant does not pay the full amount owing by March 1, 2021, the Tenant will start to owe interest at 2.00% annually on the balance outstanding.
