What happened

Landlord applied for an order to terminate the tenancy and evict Tenant due to failure to pay rent. The Tenant has not paid the full rent in ten months and has paid no rent, except a recent $200.00 payment, in the past eight months. The Tenant testified that he has no money but wants to enter into a repayment plan, but the Landlord opposed any repayment plan due to the amount of the arrears and the apparent unlikelihood the Tenant can afford to comply.

The ruling

The tenancy is terminated effective July 26, 2021. The Tenant must pay the Landlord $6,400.73 in rent arrears and compensation, plus $186 in application fees, and $27.32 per day in compensation starting July 16, 2021 until the Tenant moves out. If the Tenant pays $7,049 on or before July 26, 2021, the eviction order will be void and the tenancy will continue.
