What happened

Landlord applied for an order to terminate the tenancy and evict Tenant due to non-payment of rent. Landlord served a valid N4 Notice, which Tenant did not void by paying arrears. Tenant was still in possession of the rental unit at the time of the hearing.

The ruling

The tenancy is terminated unless the Tenant voids the order by paying the specified amount. The Tenant must pay $2,734.24 to the Landlord if the order is not voided, plus $33.48 per day for use of the unit from January 17, 2023, until move-out. If not paid by February 6, 2023, the Landlord may file for eviction enforcement starting February 7, 2023.
