What happened

Landlord applied for an order to terminate the tenancy and evict Tenant due to failure to pay rent. The Tenant owed $3,064.00 in rent arrears for the period from February 1, 2021 to August 31, 2021. The Landlord also claimed $186.00 for the cost of filing the application and $75.00 in NSF charges.

The ruling

The Tenant shall pay the Landlord $3,325.00 in arrears and costs as follows: $1,500.00 by October 1, 2021; $500.00 per month from November 2021 to January 2022; and the remaining $325.00 by February 1, 2022. The Tenant shall also pay the Landlord rent in full, commencing October 2021 and continuing each month up to and including February 2022, no later than the first day of each of those months. If the Tenant fails to make any one of the payments, the outstanding balance shall become immediately due and owing, and the Landlord may apply to the Board for an order terminating the tenancy and evicting the Tenant.
