What happened

Landlord applied for an order to terminate the tenancy and evict Tenant due to non-payment of rent and substantial interference with the landlord's reasonable enjoyment. The Tenant did not pay rent from December 1, 2019 to September 30, 2020, and also failed to pay water and electricity bills as required under the lease.

The ruling

The tenancy is terminated effective September 15, 2020. The Tenant must pay the Landlord $5,455.04, which includes rent arrears, compensation for use of the unit, and the application filing fee, less the rent deposit. If the Tenant does not pay the full amount by September 15, 2020, they will owe interest at 2% annually on the outstanding balance. If the unit is not vacated by September 15, 2020, the Landlord may file the order with the Sheriff to enforce the eviction.
