What happened

Landlord applied for an order to terminate the tenancy and evict Tenant due to failure to pay rent. The application was filed after serving a valid Notice to End Tenancy Early for Non-payment of Rent (N4 Notice), which the tenant did not void by paying the arrears. The landlord sold the residential complex on August 31, 2020, and requested to amend the application to collect rent arrears.

The ruling

The L1 application is amended to an L9 application. The tenant shall pay the landlord the sum of $11,963.27, which represents the amount of rent owing to August 31, 2020, and the landlord's filing fee. If the tenant does not pay the full amount owing by September 13, 2020, the tenant will start to owe simple interest calculated from September 14, 2020, at 2.00% annually on the balance outstanding.
