What happened

Landlord applied for an order to terminate the tenancy and evict Tenants due to failure to pay rent. The application was filed after the Landlord served a valid notice, which the Tenants did not void by paying the arrears. The Tenants had vacated the rental unit prior to the hearing date.

The ruling

The Landlord's request for review is denied. The order does not contain a serious error, there was no serious error of procedure or unreasonable exercise of discretion, and the Landlord was reasonably able to participate.
