What happened
Landlord applied for an order to terminate the tenancy and evict Tenants due to failure to pay rent and persistent late payment of rent. The Landlord served a valid Notice to End Tenancy Early for Non-payment of Rent (N4 Notice), which the tenants did not void by paying the arrears.
The ruling
The tenancy was terminated effective October 24, 2017. The tenants are ordered to pay $4,527.64 to the landlord, which includes rent arrears up to the termination date, compensation for use of the unit, and the cost of filing the application, minus the rent deposit and interest on the deposit. If the tenants pay $6,417.79 on or before October 24, 2017, the eviction order will be void and the tenancy will continue.
