The ruling

The tenancy is terminated, and the Tenant must vacate the unit by January 9, 2022. The Tenant must pay the Landlord $4,490.87 for rent arrears and costs, less the rent deposit and interest. If the Tenant does not pay by January 9, 2022, interest will start accruing at 2% annually on the outstanding balance.
