What happened

Landlords applied for an order to terminate the tenancy and evict Tenants due to failure to pay rent. The application was filed after serving a valid Notice to End Tenancy Early for Non-payment of Rent (N4 Notice), which the tenants did not void by paying the arrears.

The ruling

The tenancy is terminated effective August 15, 2020. The Tenants must pay the Landlords $20,941.73 less any payments made since the hearing, plus $72.33 per day starting August 5, 2020 until they vacate the unit. The Tenants can void the eviction order by paying $24,375 less any payments made since the hearing on or before August 15, 2020.
