What happened
Landlord applied for an order to terminate the tenancy and evict Tenants due to failure to pay rent. The application was filed after serving a valid Notice to End Tenancy Early for Non-payment of Rent (N4 Notice), which the tenants did not void by paying the arrears. The tenants were still in possession of the rental unit on the hearing date.
The ruling
The tenancy will be terminated on January 31, 2023 unless the Tenants pay the outstanding rent arrears and costs by the specified deadlines. The Tenants may void the order and continue the tenancy by paying the required amounts by November 30, 2022, December 31, 2022, or January 31, 2023. If the Tenants do not void the order, they must pay the Landlord $5,694.77 and vacate the unit by January 31, 2023.
