What happened
Tenant applied for orders related to harassment, illegal entry, and failure to maintain the rental unit. The Tenant claimed the Landlord failed to install a private access door as promised, and the Landlord's upstairs tenant regularly entered the Tenant's unit without notice, causing conflicts. The Tenant vacated the unit due to these issues.
The ruling
The Landlord failed to install a private access door as promised, substantially interfering with the Tenant's reasonable enjoyment. The Landlord or the Landlord's upstairs tenant also illegally entered the Tenant's unit, further interfering with the Tenant's enjoyment. As a result, the Tenant was justified in vacating the unit. The Landlord is ordered to pay the Tenant $1,320 for the rent differential, $320 for moving expenses, and $770 for a rent abatement, for a total of $2,410.
