What happened

Landlord applied to terminate the tenancy and evict the Tenant because the Landlord requires possession of the rental unit for the purpose of residential occupation by the Landlord's parents. The Landlord served multiple N12 notices, but they were found to be defective.

The ruling

The Landlord's application is dismissed. The N12 notices served by the Landlord were found to be defective because the true Landlord, MM2014, is a corporation and not an individual, and therefore cannot serve an N12 notice under the Residential Tenancies Act.
