What happened

Landlords applied for an order to terminate the tenancy and evict Tenants due to failure to pay rent. The application was filed after serving a valid Notice to End Tenancy Early for Non-payment of Rent (N4 Notice), which the tenants did not void by paying the arrears.

The ruling

The tenancy is terminated effective August 18, 2020. The Tenants must pay $10,640.27 in rent arrears and compensation, plus $175 in application fees, and $37.81 per day in compensation starting August 8, 2020 until they vacate the unit. If the Tenants pay $11,675 on or before August 18, 2020, the eviction order will be void and they can remain in the unit.
