What happened

Landlord applied for an order to terminate the tenancy and evict Tenant due to Tenant causing undue damage to the rental unit by leaving a pot of grease on the stove which resulted in a fire, and because the Tenant's actions seriously impaired the safety of others in the residential complex.

The ruling

The tenancy is terminated effective January 15, 2020. The Tenant must vacate the rental unit by March 28, 2021. The Tenant is ordered to pay the Landlord $300 for the cost of replacing damaged property, $11,764.20 for compensation for use of the unit from January 16, 2020 to March 23, 2021, and $175 for the cost of filing the application. If the Tenant does not pay the full amount by March 28, 2021, the Tenant will owe interest at 2% annually on the outstanding balance starting March 29, 2021. If the unit is not vacated by March 28, 2021, the Landlord may file the order with the Court Enforcement Office for enforcement.
