What happened

Landlords applied for an order to terminate the tenancy and evict Tenant due to failure to pay rent. The application was filed after serving a valid Notice to End Tenancy Early for Non-payment of Rent (N4 Notice), which the Tenant did not void by paying the arrears. The Tenant had vacated the rental unit prior to the hearing date.

The ruling

The tenancy is terminated effective September 10, 2021. The Tenant must pay the Landlords $14,575.02, plus $29.59 per day starting August 31, 2021 until the Tenant vacates the unit. If the Tenant does not pay the full amount by September 10, 2021, the Landlords may file the order with the Court Enforcement Office for eviction. The Tenant can void the eviction order by paying $15,516.00 on or before August 31, 2021, or $16,416.00 on or before September 10, 2021.
