What happened

Landlord applied for an order to terminate the tenancy and evict Tenant due to persistent late payment of rent. The Tenant had brought the account into good standing, except for $23.18 in arrears.

The ruling

The Tenant shall pay the November 2020 rent by November 6, 2020 and the monthly rent on time going forward until November 1, 2021. If the Tenant fails to make any payment, the Landlord may apply for an order terminating the tenancy and evicting the Tenant. The Tenant shall also pay the $175 application filing fee.
