What happened

Landlord applied for an order to terminate the tenancy and evict Tenant due to persistent late payment of rent. However, the Tenant has since paid rent on time and in full, so the Landlord is no longer seeking eviction but rather an order for the Tenant to pay rent on time going forward.

The ruling

The Tenant shall pay rent on time and in full each month from March 2021 to February 2022. If the Tenant fails to do so, the Landlord may apply for an order terminating the tenancy and evicting the Tenant. The Tenant shall also pay the Landlord $175 for the application filing costs.
