What happened

Landlord applied for an order to terminate the tenancy and evict Tenant due to persistent late payment of rent. The Tenant has been late with rent payments every month from January 2020 to July 2021, and continued to be late after receiving a notice of termination.

The ruling

The Tenant shall pay the monthly rent to the Landlord on or before the first day of each month for a 12-month period from November 2021 to October 2022. The Tenant shall also pay the Landlord $186.00 for the cost of filing the application. If the Tenant fails to make any of the required payments, the Landlord may apply for an order terminating the tenancy and evicting the Tenant.
