What happened

Landlord applied for an order to terminate the tenancy and evict Tenants due to failure to pay rent. The application was filed after serving a valid Notice to End Tenancy Early for Non-payment of Rent (N4 Notice), which the tenants did not void by paying the arrears. The tenants had vacated the rental unit on March 10, 2022, prior to the hearing date.

The ruling

The Tenants shall pay the Landlord $5,309, which includes rent arrears from June 1, 2021 to August 31, 2021 and the cost of filing the application. If the full amount is not paid by August 29, 2022, the Tenants will owe simple interest at 3% annually on the outstanding balance starting August 30, 2022.
