What happened

Landlord applied for an order to terminate the tenancy and evict Tenant due to failure to pay rent. The application was filed after serving a valid Notice of Termination, which the tenant did not void by paying the arrears. The tenant did not attend the hearing.

The ruling

The tenancy is terminated effective December 15, 2020. The Tenant must pay the Landlord $9,656.36 in rent arrears and application costs, plus $32.48 per day for use of the unit after December 4, 2020. If the Tenant pays $10,671 by December 15, 2020, the eviction order will be void and the tenancy will continue.
