What happened

Landlord applied to terminate the tenancy and evict the Tenant due to wilful or negligent damage to the rental unit, the Tenant committing an illegal act involving the production or trafficking of illegal drugs, and the Tenant or someone the Tenant permitted seriously impairing the safety of others and substantially interfering with the Landlord's reasonable enjoyment.

The ruling

The tenancy is terminated effective September 19, 2021. The Tenant must vacate the rental unit by that date and pay the Landlord $22,443.60, which includes $22,257.60 for the cost of repairing the damage and $186 for the application filing fee. If the Tenant does not pay the full amount by September 19, 2021, they will owe interest at 2% annually on the outstanding balance.
