What happened

Landlords applied to terminate the tenancy and evict the Tenants because the Landlords require possession of the rental unit for the purpose of residential occupation for their son, who is suffering from depression and anxiety due to COVID-19.

The ruling

The tenancy is terminated, and the Tenants must move out of the rental unit on or before July 31, 2021. The Landlords must pay the Tenants the equivalent of one month's rent by April 18, 2021. The Tenants' rent deposit and interest will be applied to the last month of the tenancy.
