What happened

Landlord applied for an order to terminate the tenancy and evict Tenant due to failure to pay rent. The application was filed after serving a valid Notice of Termination, which the Tenant did not void by paying the arrears. The Tenant had not paid the full rent for the period from December 1, 2020 to June 30, 2021.

The ruling

The tenancy is terminated effective July 20, 2021 unless the Tenant pays $3,502.81 to void the order by that date. If the Tenant does not make the required payment, the Landlord may file the order with the Sheriff to enforce the eviction. The Tenant also owes $1,646.18 to the Landlord, plus $56.06 per day in compensation starting July 3, 2021 until the Tenant vacates.
