What happened
Landlord applied to terminate the tenancy and evict the Tenant due to the Tenant's failure to prepare her unit for pest control treatments, which substantially interfered with the Landlord's ability to comply with their responsibilities under the Residential Tenancies Act.
The ruling
The tenancy is terminated effective November 27, 2020. The Tenant must vacate the unit by January 31, 2022 and pay the Landlord $12,612.86, which includes compensation for use of the unit, the application fee, and interest on the rent deposit. If the Tenant does not vacate by the deadline, the Landlord may file the order with the Sheriff to enforce the eviction.
