What happened

Landlord applied for an order to terminate the tenancy and evict Tenants due to failure to pay rent. The application was filed after serving a valid Notice to End Tenancy Early for Non-payment of Rent (N4 Notice), which the tenants did not void by paying the arrears.

The ruling

The tenancy was terminated effective December 11, 2020, the date the tenants were ordered to vacate the rental unit. The tenants owed $122.65 to the landlord, which included rent arrears up to the termination date, less the rent deposit and interest on the deposit. The landlord was authorized to offset additional costs from the amount owed to the tenants.
