What happened

Landlord applied for an order to terminate the tenancy and evict Tenants due to persistent late payment of rent. The Landlord served a valid N8 notice with a termination date of November 30, 2019. The Tenants were not present at the hearing.

The ruling

The tenancy is terminated effective September 30, 2020. The Tenants must vacate the unit by that date. If they do not pay the $190 application fee by September 30, 2020, they will owe interest on the outstanding balance starting October 1, 2020. If the unit is not vacated by September 30, 2020, the Landlord can file the order with the Sheriff to enforce the eviction starting October 1, 2020. The Tenants will also owe $39.75 per day in compensation for use of the unit after October 1, 2020.
