What happened

Landlord applied for an order to terminate the tenancy and evict Tenant due to non-payment of rent. The Landlord served a valid N4 Notice, which the Tenant did not void by paying the arrears. The Tenant consented to a remedial 11-day standard eviction order at the hearing.

The ruling

The tenancy is terminated unless the Tenant voids the order by paying $10,741.10 by January 28, 2023. If not paid, the Tenant must move out by January 28, 2023. The Tenant may file a motion to void the order if full payment is made before the Sheriff enforces eviction. The Landlord owes the Tenant $357.29 but is authorized to deduct $79.23 per day for compensation starting September 13, 2022, until the Tenant moves out.
