What happened

Landlord applied for an order to terminate the tenancy and evict Tenant due to failure to pay rent. The application was filed after serving a valid Notice to End Tenancy Early for Non-payment of Rent (N4 Notice), which the tenant did not void by paying the arrears. The tenant was not present at the hearing.

The ruling

The tenancy is terminated unless the tenant pays $5,520.04 by February 20, 2023 to void the order. If the tenant does not pay, they must vacate the unit by February 20, 2023 and the landlord can file the order with the Sheriff to enforce the eviction starting February 21, 2023. The landlord is owed $1,991.52 plus daily compensation of $79.23 per day from January 19, 2023 until the tenant vacates.
