What happened

Tenant applied for an order to determine whether the Residential Tenancies Act applies and whether the Landlord harassed, obstructed, coerced, threatened or interfered with the Tenant and entered the rental unit illegally.

The ruling

The Tenant is entitled to a 100% rent abatement of $1,400 for the illegal lock out, harassment, and interference with the Tenant's reasonable enjoyment. The Tenant is also entitled to $3,600 in compensation for the damaged personal belongings. The Landlord must pay the Tenant the full amount of $5,100 by July 3, 2021, or interest will accrue.
