What happened

Landlord applied for an order to terminate the tenancy and evict Tenant due to substantial interference and damage to the rental unit. The Tenant left a candle unattended, which caused a fire, and had also covered the smoke detector, resulting in water damage to the rental unit, neighboring unit, and common hallway.

The ruling

The tenancy between the Landlord and Tenant terminated on May 31, 2022. The Tenant is ordered to pay the Landlord $6,295.77 for the reasonable costs of repairing the damaged property, as well as $201.00 for the cost of filing the application, for a total of $6,496.77. If the Tenant does not pay the full amount by January 28, 2023, they will start to owe interest at 5.00% annually on the outstanding balance.
