What happened

Landlord applied to terminate the tenancy and evict the Tenant due to allegations that the Tenant wilfully caused undue damage to the rental unit by engaging in unauthorized renovations to convert the unit into a short-term rental property.

The ruling

The tenancy is terminated effective May 7, 2021. The Tenant must vacate the rental unit by that date and pay the Landlord $1,000 for the cost of repairing the damage caused by the unauthorized renovations, as well as $175 for the application filing fee.
