What happened

Landlord filed two applications: one for non-payment of rent (L1) and another for personal use of the rental unit (L2). Tenants failed to pay rent from April 5, 2021, to February 4, 2022. Landlord served an N4 notice effective October 20, 2021, and an N12 notice on October 4, 2021, seeking termination on December 4, 2021. Landlord paid one month's rent compensation to Tenants on November 5, 2021.

The ruling

The tenancy is terminated effective March 18, 2022. Tenants must pay $23,768.73 plus $83.84 per day from March 8, 2022, until they vacate. If not paid by March 31, 2022, interest will accrue at 2% annually. Eviction may be enforced starting March 19, 2022, if the unit is not vacated.
