What happened

Landlord applied for an order to terminate the tenancy and evict Tenant due to failure to pay rent. The application was filed after serving a valid Notice to End Tenancy Early for Non-payment of Rent (N4 Notice), which the tenant did not void by paying the arrears.

The ruling

The tenancy is terminated effective September 8, 2022 unless the Tenant pays $16,166 by August 31, 2022 or $17,721 by September 8, 2022 to void the order and continue the tenancy. If the Tenant does not pay the required amount, they must vacate the unit by September 8, 2022. The Tenant owes the Landlord $12,408.01, which includes rent arrears and the application filing fee, minus the rent deposit and interest.
