What happened

Landlord applied for an order to terminate the tenancy and evict Tenant due to Tenant's repeated failure to prepare the rental unit for pest control treatment, which substantially interfered with the Landlord's and other tenants' reasonable enjoyment of the residential complex.

The ruling

The Landlord's application for eviction of the Tenant is denied on the condition that the Tenant shall prepare the rental unit for pest control treatments as instructed by the Landlord or its agents, commencing November 9, 2021 and for 12 months thereafter up to and including October 9, 2022. If the Tenant fails to comply with this condition, the Landlord may apply for an order terminating the tenancy and evicting the Tenant. The Tenant shall also pay the Landlord $186.00 for the cost of filing the application.
