What happened
Landlord applied for an order to terminate the tenancy and evict Tenants due to failure to pay rent. The application was filed after serving a valid Notice to End Tenancy Early for Non-payment of Rent (N4 Notice), which the tenants did not void by paying the arrears.
The ruling
The tenancy is terminated effective February 1, 2023 unless the Tenant pays $32,486 by January 31, 2023 or $34,386 by February 1, 2023 to void the order. If the Tenant does not pay, they must vacate the unit by February 1, 2023 and pay the Landlord $30,898.35 in rent arrears and application fees.
