What happened
Landlord applied for an order to terminate the tenancy and evict Tenants due to failure to pay rent and the Landlord's need for personal use of the rental unit. The Landlord served valid N4 and N12 notices, but the Tenants did not attend the hearing.
The ruling
The tenancy was terminated effective September 27, 2020. The Tenants were ordered to pay $19,190.14 to the Landlord, which includes rent arrears, compensation for use of the unit, and the application fee, less the rent deposit and interest. If the Tenants paid $22,090 by September 27, 2020, the eviction order would be void. The Landlord's application for personal use was dismissed as the Landlord failed to pay the required one month's rent compensation.
