What happened

Landlord applied for an order to terminate the tenancy and evict Tenant due to failure to pay rent. The application was filed after serving a valid N4 Notice, which the Tenant did not void by paying the arrears. The Tenant had vacated the rental unit prior to the hearing date.

The ruling

The Tenant is ordered to pay $2,222.59 in rent arrears and application fee by June 30, 2022, and the full lawful rent of $602 per month for 12 months starting February 2022. If the Tenant fails to make any of these payments, the Landlord can apply for an eviction order without further notice.
