The ruling

The Landlord's application was granted, but the Tenant was given 20 days to clean the unit and remove excess clutter and garbage to allow the Landlord to perform necessary maintenance. If the Tenant fails to comply, the Landlord may apply for an order terminating the tenancy and evicting the Tenant. The Tenant was also ordered to pay the Landlord's application filing fee of $186.
