Landlord applied for an order to terminate the tenancy and evict Tenants due to persistent late payment of rent. The Landlord served a valid N8 Notice of Termination with a termination date of September 30, 2021.

The ruling

The Tenants shall pay the $178.50 balance outstanding of the Landlord's filing fee on or before October 30, 2021. The Tenants shall pay the current lawful monthly rent of $1,234.50 in full and on time, on or before the 1st day of each month for the next 12-month period commencing November 1, 2021 through to and including October 1, 2022. If the Tenants fail to make any of these payments, the Landlord may apply for an order terminating the tenancy and evicting the Tenants.
