What happened

Landlords applied to terminate the tenancy and evict Tenant due to non-payment of rent. The Landlords served a valid N4 Notice, and the Tenant did not void the notice by paying the arrears.

The ruling

The tenancy is terminated effective February 4, 2022. The Tenant must pay the Landlords $2,809.57, which represents the rent arrears and compensation up to January 24, 2022, plus $27.12 per day for compensation for use of the unit starting January 25, 2022 until the Tenant moves out. The Tenant must also pay the $186.00 application fee. If the Tenant does not pay the full amount by February 4, 2022, the Tenant will start owing interest at 2% annually on the outstanding balance. If the unit is not vacated by February 4, 2022, the Landlords may file the order with the Sheriff for enforcement.
