What happened

Landlord applied for an order to terminate the tenancy and evict Tenant due to failure to pay rent. The application was filed after serving a valid Notice of Termination, which the Tenant did not void by paying the arrears.

The ruling

The tenancy is terminated effective November 30, 2020. The Tenant must pay the Landlord $1,240.48 in rent arrears and compensation, plus $175 application fee, and $43.96 per day in compensation starting December 1, 2020 until the Tenant vacates. If the Tenant pays $1,570 by November 30, 2020, the eviction order will be void and the tenancy will continue.
