What happened

Landlord applied for an order to terminate the tenancy and evict Tenant due to failure to pay rent. The application was filed after serving a valid Notice to End Tenancy Early for Non-payment of Rent (N4 Notice), which the tenant did not void by paying the arrears.

The ruling

The Landlord's application for eviction is denied on the condition that the Tenant pays $500 per month starting March 15, 2021 until February 15, 2022, with a final payment of $219 on March 15, 2022. The Tenant must also pay the full monthly rent for March 2021 to March 2022 by the 15th of each month. If the Tenant fails to make any of the payments, the Landlord may apply to terminate the tenancy and evict the Tenant.
