What happened

Landlord applied for an order to terminate the tenancy and evict Tenant due to failure to pay rent as per the previous order issued on June 17, 2021. The Tenant failed to pay the full lawful rent for July 2021 and $300 towards the outstanding arrears.

The ruling

The tenancy is terminated effective August 28, 2021. The Tenant must pay the Landlord $12,491.77, representing rent arrears and application fee, less the rent deposit. The Tenant must also pay $45.95 per day for compensation for use of the unit from August 1, 2021 until the Tenant moves out. If the Tenant does not pay the full amount by August 28, 2021, the Tenant will owe interest starting August 29, 2021.
