What happened

Landlord applied for an order to terminate the tenancy and evict Tenant due to failure to pay rent. The application was filed after serving a valid Notice of Termination, which the Tenant did not void by paying the arrears. The Tenant was not present at the hearing.

The ruling

The tenancy is terminated effective August 18, 2020. The Tenant must pay the Landlord $1,067.00 (less any amount paid after the hearing) for rent arrears and compensation, as well as $3.62 per day for use of the unit from April 1, 2020 until the Tenant moves out, minus the rent deposit and interest. The Tenant must also pay the $175.00 application fee. If the Tenant does not pay the full amount by August 18, 2020, the Tenant will owe interest at 2% annually on the outstanding balance. If the unit is not vacated by August 18, 2020, the Landlord may file the order with the Sheriff for enforcement.
