What happened

Landlord applied for an order to terminate the tenancy and evict Tenant due to failure to pay rent. The application was filed after serving a valid Notice of Termination effective February 1, 2020 due to rent arrears.

The ruling

The Tenant shall pay the Landlord $3,034.53 which represents the amount of rent arrears owing up to October 31, 2020 and includes the $175.00 cost of filing the application. The Tenant shall pay the full amount of $3,034.53 owing and the additional rent that comes due in installments by January 20, 2021. If the Tenant fails to make any one of the payments, the Landlord may apply for an order terminating the tenancy and evicting the Tenant.
