What happened

Landlord applied for an order to terminate the tenancy and evict Tenant due to failure to pay rent. The application was filed after serving a valid Notice of Termination, which the Tenant did not void by paying the arrears.

The ruling

The Tenant shall pay the Landlord $7,648.39 for rent arrears up to October 31, 2020, in 6 installments from December 2020 to May 2021. The Tenant shall also pay new rent on time and in full. If the Tenant fails to make any of the payments, the outstanding balance shall become immediately due and the Landlord may apply for an order terminating the tenancy and evicting the Tenant. The Tenant shall also pay the Landlord $186.00 for the cost of filing the application.
